Plumbing maintenance and repairs for landlords and rental properties
Landlords need a plumber who'll turn up, explain what's actually wrong, and give a straight quote — whether that's a tenant reporting a leak, a void property needing checked before new tenants move in, or a routine repair between tenancies. We cover plumbing repairs and maintenance across Greater Manchester. One thing to flag upfront: gas safety certificates need a Gas Safe registered engineer, which we are not, so that part of your compliance needs a separate contact.
The situations we're most often called into
Landlord call-outs tend to fall into a few recurring patterns:
- A tenant has reported a leak, drip or blockage and needs someone booked quickly
- A property has been empty and needs checking before new tenants move in
- A tap, toilet or radiator has failed and needs fixing between tenancies
- Water pressure or heating complaints from a tenant that need investigating
- A leak reported by a tenant below or beside the property
- Outdated pipework or fittings that keep causing repeat call-outs
- A tenancy changeover where the plumbing needs a general check before handover

Clear quote before any work starts. A call-out fee may apply — always confirmed on the phone before we travel.
How we work with landlords
The details differ depending on whether it's a tenant emergency, a void property, or planned maintenance, but the approach stays consistent.
- 01
Take the call and get the full picture
We ask what the tenant has reported, how urgent it sounds, and whether access has already been arranged — so the visit is useful rather than a second trip to diagnose what could have been established on the phone. - 02
Attend and diagnose on site
We identify the actual fault rather than just quieting the symptom the tenant reported, since a repeat call-out for the same underlying issue costs more in the long run than fixing it properly the first time. - 03
Quote clearly before starting work
You get a clear quote before anything's carried out, whether you're paying directly or it's being managed through an agent — no work proceeds on a guess. - 04
Carry out the repair or flag anything beyond scope
Most plumbing repairs and maintenance we can complete on the visit. Where something is a gas or boiler issue, we say so directly rather than attempt it, since that work needs a Gas Safe registered engineer. - 05
Report back clearly
You get a straightforward account of what was found and what was done, useful for your own records or for passing to a letting agent or tenant.
What landlords tend to ask about
A lot of landlord call-outs across Oldham and Manchester come from tenants reporting something minor that's actually a symptom of an older or neglected system — a dripping tap that's really a worn cartridge across several taps fitted at the same time, or a slow radiator that points to a heating system overdue a flush. We'll always tell you if a repair is likely to recur so you can decide whether it's worth addressing properly rather than repeatedly patching.
For void periods between tenancies, it's worth having water systems checked rather than just switched back on and left — a property standing empty for weeks can develop issues with stagnant water, seized valves or small leaks that only show once the water's running again under normal use. A quick check before handover catches most of that before a new tenant moves in.
We should be clear about scope: we handle plumbing — taps, toilets, leaks, drainage, radiators and heating pipework on the wet side. We are not Gas Safe registered, so annual gas safety certificates, boiler servicing and any gas appliance work need a Gas Safe registered engineer. If a fault turns out to be gas-related, we'll tell you plainly rather than take it further.
Is this an emergency, or can it be booked in?
Both are fine — but it helps us prioritise if you know which one you're describing.
- A tenant has reported an active leak or flood
- Water is coming through a ceiling or affecting another unit
- No water or no working toilet in an occupied property
- A burst pipe or serious leak reported at a void property
- A minor repair reported by a tenant that isn't causing damage
- A pre-tenancy check on a void property
- General maintenance ahead of a changeover
- A repeat issue you'd like properly investigated rather than patched again

A photo or short video helps too. The more we know before setting off, the less time is wasted when we get there.

Rental Property Maintenance — common questions
Can you deal directly with my tenant to arrange access?
Yes — if you'd like us to contact the tenant directly to arrange a suitable time, just give us their details and we'll sort access without you needing to be the go-between for every visit.
Do you handle gas safety certificates or boiler servicing?
No. We're not Gas Safe registered and don't do any gas or boiler work at all. Annual gas safety checks and boiler servicing need a Gas Safe registered engineer — we can flag when that's needed but can't carry it out.
Can you check a property before new tenants move in?
Yes, we can run through the taps, toilets, visible pipework and heating to catch anything that needs fixing before handover, particularly useful after a property has stood empty.
Do you invoice landlords or letting agents directly?
We're happy to work with whoever's managing the property — landlord or agent — and provide a clear breakdown of the work carried out for your records.
How quickly can you attend a tenant-reported issue?
It depends on the nature of the problem and where the property is, but we'll give you an honest estimate on the phone when you call, and a clear quote before any work begins.
