Landlord Plumbing Services
Plumbing maintenance, rental property repairs and periodic checks for landlords and agents.
Landlords need two things from a plumber: someone who picks up the phone when a tenant reports a leak, and someone who can be trusted alone in an occupied property.
We work directly with landlords and small agents across Greater Manchester, dealing with tenants politely, keeping you informed, and telling you honestly when something is worth replacing rather than repairing again.
You get a clear quote before work starts. A call-out fee may apply — confirmed on the phone before we travel.

Each of these has its own page explaining the symptoms, what we do about it and what it costs you to find out.
Rental Property Maintenance
Landlords need a plumber who'll turn up, explain what's actually wrong, and give a straight quote — whether that's a tenant reporting a leak, a void property needing checked before new tenants move in, or a routine repair between tenancies. We cover plumbing repairs and maintenance across Greater Manchester. One thing to flag upfront: gas safety certificates need a Gas Safe registered engineer, which we are not, so that part of your compliance needs a separate contact.Read more →Periodic Plumbing Checks
A lot of expensive plumbing failures start small and go unnoticed simply because nobody's looking — a slow drip under a sink, a slightly slow drain, a valve that's started to seize. A periodic check works through a property systematically and catches that early, rather than waiting for a tenant to report a problem that's already caused damage. Worth being upfront: we check plumbing, not gas — a gas safety certificate needs a Gas Safe registered engineer, which we are not.Read more →

In your own words — where the water is coming from and how long it's been going on.
A phone number
The best number to reach you on when we're close, so nobody is left waiting at the wrong door.
House or flat

Common questions
Can you deal with the tenant directly?
Yes, if you would rather we arranged access ourselves. We will keep you updated on what we find and what was done.
Do you carry insurance?
Yes — Public Liability Insurance. We are happy to confirm details before starting work at your property.
Can you do a gas safety check?
No. We do not carry out gas work, so gas safety certificates need a gas-registered engineer.
